![]() Zestimate accuracy is impacted by the frequency and history of nearby sales. Do you find that the Zestimate is more or less accurate based on how urban or dense the housing stock is? By offering valuation information for 72 million homes across the country, coupled with data like recent transactions and neighborhood comparisons, Zillow gives buyers, sellers and owners a starting point to become more knowledgeable about home values.Ģ) Many UrbanTurf readers are home buyers in urban, dense markets. The Zestimate is designed as a research tool for home valuation, but ultimately, a home’s sale price is determined by the buyer and seller. When a home sells, we compare the Zestimate value from the day before the sale to the actual sale price. We also track the accuracy of our Zestimates and publish the results down to the county level. So, not only can you look at any house’s value today, but you can also chart how its value has changed over time. We’ve calculated historic Zestimates on most homes, and in some cases we have more than 10 years’ worth of data. We use those relationships to estimate the current value of an individual home. It starts with data about the physical characteristics – number of bedrooms, baths, square footage, lot size – of all the homes in an area, and then looks at the relationship between these characteristics and the sale prices of homes in that area. Our team of economists and analysts developed a proprietary algorithm, the Zestimate, designed to estimate the current value of a home. Rascoff, a former investment banker who co-founded the discount travel website in 1999, took the place of Barton as chief executive officer in September.ġ) Can you provide some insight into the methodology that goes into Zestimate, Zillow’s home valuation tool, and why you think it is the most accurate valuation tool available? How does the tool take local market conditions into account? UrbanTurf recently interviewed Zillow CEO Spencer Rascoff about the website, the DC housing market and the evolving accuracy of its popular Zestimate tool. ![]() Founded in 2005 by Rich Barton and Lloyd Frink, Zillow offers many of the features available at other online real estate brokerages (listings, local real estate data), but it has become famous for creating a proprietary algorithm called the “Zestimate” that provides values for millions of homes around the country. For those who don’t know, Zillow is an online real estate database and marketplace that rivals Trulia as one of the biggest real estate websites in the country.

You essentially have to land on your head or smack into a wall in order to wipe out. Plus, the rocking soundtrack is fitting and adds a fun layer of grit.Īs I've already touched upon, MX Nitro: Unleashed isn't as physics-based as other motocross games which is suitable for a racer but one aspect that feels out of place is the fact that the physics are far too forgiving. Whether you're racing in a tree-filled forest, on city rooftops, or in a brightly-lit stadium where fireworks and flames often trigger it's hard not to appreciate your surroundings. Whenever I play racing games, I often find myself getting distracted by admiring the view and I certainly did while playing MX Nitro: Unleashed. This sure beats synchronised swimming, that's for sureĪlthough MX Nitro: Unleashed doesn't look as good as most current gen racers, I definitely appreciated its detailed environments. When you combine all of this with the fact that there are tons of tracks with unique layouts, you're looking at an impressively diverse and rewarding game, especially considering how challenging some of the events can be. Additionally, there are sub-goals to try and achieve which grant extra cash upon completion such as jump a certain height or pop a wheelie for a few seconds. For example, although most challenges are races, some will task you with trying to get the highest trick score, performing synchronous tricks with another rider, beating bosses, and remaining ahead so you don't get eliminated. Plus, one aspect that elevates the gameplay to a new level is the fact that there's a substantial variety of goals to achieve and tracks to master. The combination of trying to perform tricks in order to charge your boost while ensuring that your forward momentum remains optimal makes for an exciting formula. You can push the trick buttons in certain orders and use different combinations of them as well and there are over 50 tricks to master. The trick system is intuitive yet fully-featured as you use 3 buttons to perform various stunts either in mid-air or during wheelies. You basically hold the right trigger to accelerate, the left for nitro, lean forward and back, and perform stunts. Speaking of which, the racing gameplay is spot-on as you really have to give it your all if you want to win. For starters, it places an emphasis on racing as opposed to overcoming physics-based challenges. Anyway, MX Nitro definitely looks like the popular Trials franchise but don't be fooled it's a vastly different experience.
